Bought Property? Start Here

You bought the property. Before you start clearing or moving dirt, let’s develop a plan.

Taking raw land and transforming it into a build-ready homesite can feel overwhelming. Many landowners make the mistake of clearing trees or moving earth before determining how the site will actually function. At K&D Land Management, we guide you through every stage of site development in the correct sequence—saving you time, money, and headache.

STEP 1

Determine Where the Home Will Go & Get Evaluated for Septic

Before heavy equipment ever arrives on your property, the very first step is identifying your homesite, driveway placement, and most importantly, your septic area.

Crucial Tip: Do not disturb the soil where your septic system will go. Clearing trees, driving heavy machinery, or moving dirt over potential drain field areas can compact or ruin the natural soil structure. This can prevent your land from passing a soil percolation (perk) test or force you into a significantly more expensive specialized system.

Getting your property evaluated and perk-tested early guides the layout for everything else—ensuring your homesite, access, and utilities work together smoothly.

STEP 2

Plan the Driveway & Property Access

Once your homesite and septic areas are identified, you need a reliable way to get equipment, materials, and concrete trucks on-site. Simply cutting a path through the woods isn’t enough—proper driveway placement requires evaluating slope, water runoff, sightlines at the road entrance, and installing appropriate culverts.

STEP 3

Land Clearing

With your layout marked and septic area protected, full site clearing can begin. We selectively clear the homesite, driveway, and outdoor living spaces while preserving desired trees and leaving protected areas untouched.

Our Land Clearing services include:

  • Underbrush and heavy brush removal
  • Complete stump removal and root clearing
  • Wooded and overgrown property preparation

STEP 4

Building Pad & Homesite Preparation

A solid foundation starts long before concrete is poured. Proper house pad construction requires precise cut-and-fill grading, engineered material, correct moisture control, and deep compaction in measured lifts.

Through our Building Pads & Site Prep team, we use heavy equipment—including sheepsfoot roller compactors—to build stable pads for:

  • Conventional homes & barndominiums
  • Manufactured & mobile homes
  • Shops, detached garages, and pole barns

STEP 5

Septic Installation

Once the pad is prepped and your septic permit is approved, it’s time to install your waste system. As a licensed Tennessee Septic Installer (License #13579), K&D handles complete Septic System Installation. By managing both the site prep and the septic install, we ensure your site layout is executed smoothly without waiting on separate subcontractors.

STEP 6

Underground Utilities

Bringing power and water to your new homesite requires clean, accurate trenching to meet local utility company depths and specs.

We perform complete Utility Trenching for:

  • Water line installation from the main meter to the home
  • Electrical conduit trenching and secondary power runs
  • Sub-panel utility lines for shops and outbuildings

STEP 7

Drainage, Final Grading & Finishing

The final step before or immediately following building construction is managing water movement. Proper site drainage directs rainwater away from your foundation, driveway, and septic area to prevent long-term erosion and flooding.

We finish your site with precise final grading, topsoil spreading, and site smoothing so your land is clean, manageable, and ready for landscaping.
